Property market comment - April 2023

April has seen an upturn in activity with new instructions receiving early viewings and offers increasing, as well as sales activity, says Chris Pick, the Business Development Manager and Valuer at Alasdair Morrison & Partners.
 
As more stock is coming onto the market, buyers are taking their time to look at all that's available before making offers, so some sellers might have to be patient! 
 
The teams at both Newark and Southwell are very busy valuing new properties at the moment and are delighted to say that they have numerous instructions pending.
 
As such, it's definitely worth registering as a qualified buyer on our database as we have already sold a number prior to marketing.
 
Chris advises buyers to make sure their finances and legal positions are in place as there are still some vendors registered with the offices who will not allow viewings until the potential buyer has their property on the market as a minimum.
 
In fact, some vendors are insisting on viewings for proceed-able buyers only. So, as it is taking longer to sell property at the moment, our advice is that it's well worth getting your property on the market quickly if you want to secure your next dream home.
 
We're finding that instructed sales are taking some time to complete, with most taking well in excess of the standard quoted time of 12 - 14 weeks, so definitely make sure you have engaged a local, proactive solicitor to act for you.
