There’s really only one chance to make a good first impression and attract the buyer’s attention, says Chris Pick from Alasdair Morrison & Partners, and that’s with a competitive sale price from the first day of marketing.
Even though the interest rate hikes seem to have been paused for the moment, now is not the time for sellers to ‘test’ the market with an unrealistic sale price as currently, it’s a ‘buyer’s market’. Starting high and having to reduce a sale price later definitely damages the chances of a sale in the current market.
Rightmove recently noted that the number of buyers available for each home sale is currently 8% higher than it was in the same period for 2019. This means, says Chris, that attracting immediate buyer interest is key to achieving a sale.
If your property has been on the market for a while and is no longer receiving viewings or enquiries, then it’s time to have a serious conversation with your estate agent, says Chris. His experienced sales team keep a very close eye on the internet activity for each property they are selling and advise sellers what they can do to attract a buyer’s attention. This proactive approach has a very positive effect with the team seeing an increase in offers made and have agreed seven sales just recently.
